Free Initial Consultation

Following your initial contact with us we will offer a free one hour consultation at a time convenient to you.

This initial contact will give us the opportunity to discuss your project aspirations, assess the site, advise on the feasibility of the project and discuss the processes involved.

Whilst the consultation provides us with an opportunity to discuss your project, it also provides you with an opportunity to gain an understanding of how we work and the services we can offer.

All consultations are followed up with a no obligation fee proposal along with a summary of what we understand the project brief to be.

Measured Building Survey

To enable us to produce drawings of your proposals, a measured building survey will need to be commissioned and in some circumstances a topographical site survey may also be needed. Hankins Design can arrange for these to be carried out on your behalf and in some cases we can carry out the measured building survey ourselves. Existing drawings of the property, including the site in which it stands, are always required by the Local Authority for both Planning and Building Regulations Applications.

Planning Applications

Once we have determined the project brief and your design intentions, normally through the use of a mood board, we begin the detailed design process. We will draw up preliminary designs of you project using the measured building data which will be discussed with you at all stages to ensure that we reach both an aesthetically pleasing and affordable design.

The design drawings will consist of existing and proposed site plans, floor plans, elevations, sections and if required a full 3D computer model using the latest advanced CAD package. These drawings will then be developed in to the final drawings that will accompany the Planning Application Package.

Building Regulations Applications

Following receipt of a Planning Approval the next stage is to apply for Building Regulations Approval. Typically there are two types ; 'Full Plans' and 'Building Notice'.

 

Full Plans: This is the most comprehensive and often considered the 'safest' of the two types of application. In addition to the Planning drawings, further drawings and documentation are produced indicating the constructional detail indicating the methods of construction necessary to achieve the standards required to gain Building Regulations Approval. The construction works are then inspected by the Local Authority Building Inspector at several stages whilst on site to certify that the works meet the required standards.

Building Notice: (Only suitable for some domestic work). This is the quickest method and is generally used where the person making the application and undertaking the construction works has a good knowledge of construction. All work is undertaken 'at risk' and approved by the Building Inspector at various stages. The application generally consists of the previously produced Planning drawings with little additional construction detail information. Works can commence 48 hours (two working days) after submission of the Building Notice to the Local Authority, after which after which the Building Inspector will inspect the works at various intervals and certify the works that meet the standards. Any work which is found to be sub-standard will have to be made good at your expense.

Full Plans applications will normally take 4-6 weeks with some authorities processing a decision within 10 days.

Hankins Design are members of the Local Authority Building Control Partnering Scheme and have an excellent working relationship with Harborough District Council who are able to deal with any of our Building Regulations Application no matter which Authority the project is located within.

Tendering

We can provide detailed construction drawings and specifications which can be submitted to a selected list of contractors to obtain competitive pricing to undertake the construction works following receipt of the Building Regulations Approval. We will select at least three contractors from our approved list and would invite you to also put forward any recommendations you may have. We would always ask that any tendering contractors provide you with a list of references and examples of their work if required.

3D Modelling & Rendering

We are able to provide full rendered 3D visualisations of your project either as part of the Planning Application process or as a separate service should you have already commissioned the design and drawing work. We can provide single or multiple views of the proposals and a package can be tailored to suit your requirements.
